  • We are involved with the seller or purchaser "from soup to nuts". We guide the seller/purchaser through due diligence process and from there we draft, review and negotiate the contract of sale, order and review the title and survey, review loan documents, and prepare for and attend the closing.
     
  • After closing, we provide the seller/purchaser with copies of all documents pertaining to the transaction.  We will be there for seller/purchaser to answer any follow up questions.

Refinance Transactions:
  • Review and negotiate letter of intent with lender; 
  • Review and negotiate commitment letter with lender;
  • Review and negotiate loan documents;
  • Coordinate assignment of mortgage;
  • Review title and survey;
  • Review environmental reports;
  • Review and prepare tenant estoppel certificates;
  • Review SNDA;
  • Prepare closing figures and settlement statement;
  • Attend closing; and
  • Prepare a closing binder containing all documents pertaining to the transaction.
 
Purchase and Sale Transactions:
  • Draft and/or review and negotiate the contract of sale;
  • Review and negotiate letter of intent with lender;
  • Review and negotiate commitment letter with lender;
  • Review and negotiate loan documents;
